Jayathri Infrastructures told to refund ₹11.2 lakh with interest to homebuyer

The Telangana Real Estate Regulatory Authority (TGRERA) has ordered Jayathri Infrastructures to refund ₹11,22,850 to complainant Swagatika Sahu, along with 10.75% annual interest, within 30 days of receiving the order. The authority issued the directive on October 31, 2025,
Failure to comply with the order will attract penalties. The complaint has been disposed of with no order as to costs.
Developer failed to prove ownership, says complainant
Swagathika had purchased a flat under the pre-launch offer of the ‘Hilton Project’, promoted by Jayathri Infrastructures. She alleged that despite repeated requests, the developer failed to provide details of land ownership, registration, and sale deed execution. On June 5, 2022, she received a notice from the firm threatening cancellation if the balance payment was not made by June 8, 2022.
Without intimation, Jayathri Infrastructures allegedly delegated construction and sales to another firm, Raja Developers and Builders, which later displayed signage at Block No. 5 of the project.
Ownership dispute surfaced later
Swagathika later discovered a public notice issued by Janapriya Townships Pvt Ltd at Delta Club, which clarified that Blocks 2B, 5 and 6 in Nile Valley were not sold to any third party and would be developed by them independently. The notice also warned buyers against dealing with Jayathri Infrastructures, terming such sales illegal.
Refund cheques bounced
The total amount paid by the complainant was ₹16,22,850 and sought a refund after learning that the project was unauthorised. Jayathri Infrastructures initially issued two refund cheques ₹10 lakh (dated October 12, 2022) and ₹8,01,350 (dated October 14, 2022) but both were dishonoured due to insufficient funds.
Subsequently, the company paid ₹5 lakh through Jaya Agro and executed a cancellation agreement on May 3, 2023, promising to pay the remaining ₹11.22 lakh by June 15, 2023, with 12% interest on delay. However, no further payments were made.
