TGRERA imposes Rs. 27 lakhs fine on Trendset Jayabheri for unauthorised construction

Hyderabad: The Telangana Real Estate Regulatory Authority (TGRERA) has fined Trendset Jayabheri Projects LLP Rs. 27 lakhs for building an extra floor on a clubhouse without securing the required consent from two-thirds of the allottees.

TGRERA Chairperson N. Satyanarayana announced the penalty following a complaint by Neelima Vanguru. The complaint accused Trendset Jayabheri of deviating from the approved construction plan without obtaining approval from the majority of the allottees.

TGRERA’s review also found that the company had not uploaded necessary project reports and documents to the RERA website. Although Trendset Jayabheri claimed that there was no deviation and that they had received an occupancy certificate in 2023, discrepancies were identified in the documents available on the RERA website.

Trendset Jayabheri began work on the ‘Trendset Jayabheri Elevate’ multi-story residential project in February 2016. Neelima Vanguru, a flat buyer in the development, requested compensation for delays and issues related to construction quality, including the use of inferior materials.

The developer obtained revised building permissions in May 2023 without the required consent from flat owners. They argued that the flat was completed and handed over in May 2022 and that problems with document uploads were due to server issues.

After considering both sides, TGRERA has mandated that Trendset Jayabheri pay the Rs. 27 lakhs fine into the TGRERA fund within 30 days of receiving the order.
