TGRERA orders Krithika Infra Developers to refund ₹41.2 lakh to homebuyer

Authority declares builder a ‘defaulter’, bars future projects
HYDERABAD: The Telangana Real Estate Regulatory Authority (TGRERA) has directed Krithika Infra Developers to refund ₹41,20,000 to complainant Polisetty Swetha of Uppal, Hyderabad, along with 10.75% annual interest. The order, issued on October 16, 2025, follows the firm’s failure to begin construction or register its project under the Real Estate (Regulation and Development) Act, 2016.
According to the order, the refund must be made within 30 days from the date of the directive, with interest calculated from June 20, 2022 — the date of the agreement of sale — until the date of actual payment.
Builder barred from new or ongoing projects
TGRERA further declared the developer a “defaulter” for wilful and continuous violation of the Act. As a consequence, all developmental activities of Krithika Infra Developers stand terminated with immediate effect. The firm has also been restrained from advertising, marketing, or selling any flats in the current or future projects.
The Authority instructed its Secretary to include the builder’s name and photographs in the list of defaulters on the official RERA website for public awareness. Copies of the order are to be sent to other State RERAs and local planning authorities such as the Hyderabad Metropolitan Development Authority (HMDA) and the Greater Hyderabad Municipal Corporation (GHMC) to ensure that no future approvals are granted to the firm or its associates.
Failure to comply may attract penalties
TGRERA warned that non-compliance would invite penalties under Section 63 of the Real Estate (Regulation and Development) Act, 2016.
Swetha had purchased Flat No. 308, Block A, 3rd floor, east-facing, measuring 1,594 sq ft, for ₹41.20 lakh as per the agreement of sale dated June 20, 2022. The developer had promised possession within two years, but no construction activity has taken place so far, and the project remains unregistered under RERA.
