Telangana Rera Orders Builder To Fix Structural Flaws

Hyderabad: The Telangana State Real Estate Regulatory Authority (TGRERA) has ordered SK Constructions, led by B.R. Mohan Reddy, to resolve complaints about unfulfilled amenities, structural flaws, and the lack of Manjeera water supply at the Padmasreekar Icon residential project in Gajularamaram.

The complainants including BM Vamshi Krishna, Racha Naveen Kumar and other flat owners alleged that despite paying Rs 3 lakh per unit for amenities, the builder failed to deliver promised facilities, such as play area, gymnasium, and multipurpose hall. The residents also claimed that they were charged up to Rs. 10,000 for drinking water supply, a service that was never actually provided.

During the hearing, the developer defended himself and stated that required amenities were delivered as promised and shown in the brochure. He also argued that facilities such as a play area, gymnasium, and multipurpose hall were not added in the sanctioned plan. He claimed that the residents were responsible for getting water connections.

RERA authority conducted multiple hearings to examine arguments from both sides and ordered the team to carry out a technical inspection of the project. The inspection revealed no drinking water connection and uncovered significant structural issues including water leakage, deteriorating terrace waterproofing, poor drainage and cracked walls.

After receiving the technical report, RERA instructed the developer to rectify the structural deficiencies and arrange the promised Manjeera water connection. The authority also made it clear that since the disputed amenities were not included in the original agreement or sanctioned plan, the residents cannot demand their inclusion.
