Telangana to revise land values from May 26

HYDERABAD: The Telangana government has nearly completed the exercise to revise the market values of agricultural and non-agricultural lands and properties across the state. The revised values are expected to come into effect from May 26 or May 28.

Officials said the increase would range between a minimum of 5% and a maximum of 100%, depending on prevailing open market rates. The revised values are being aligned with market prices without exceeding a 100% hike over existing basic registration values.

Online upload process nears completion

The process of uploading revised values online has already begun at sub-registrar and tahsildar office levels. Non-agricultural land and property values under sub-registrar office jurisdictions have largely been uploaded village-wise, ward-wise and door number-wise.

The online process relating to agricultural land values, which is being handled by tahsildar offices, is expected to be completed within one or two days. Additional collectors have been assigned the responsibility of authenticating village-wise values using biometric verification.

Revenue minister Ponguleti Srinivasa Reddy reviewed the progress of the exercise at the Secretariat on Monday with D S Lokesh Kumar and Rajeev Gandhi Hanumanthu.

The minister directed officials to complete the uploading process at the earliest and place the details before the Cabinet sub-committee constituted for mobilisation of revenue resources. The revised values had already received Cabinet approval, officials said.

Land values may rise up to 35%

Officials finalised the revised rates after multiple rounds of scrutiny. Initially, market values were collected from sub-registrar and tahsildar offices through four separate proformas. District registrars later assessed the data at the office of the Inspector General of Registrations before sending it back for field-level verification.

According to officials, registration values for non-agricultural lands in several parts of the state are likely to increase by 20% to 35%. Along national and state highways, values may rise by around 33%.

In some locations, the increase will be restricted to 5%, while in a few areas it could go up to 100%. Officials estimate the average increase across the state to be around 50%.

However, in areas where the gap between basic registration value and open market value is minimal, the existing rates will continue.

In Gandhi Chowk under the jurisdiction of Khammam Three Town limits, the market value of land is currently around ₹50,000 to ₹60,000 per square yard, while the registration department’s basic value is already ₹49,000. Since the difference is marginal, no revision is proposed there.

Apartment rates also set for revision

Under the jurisdiction of the Vanasthalipuram sub-registrar office, the existing registration value along the route from Old Checkpost towards the Vijayawada highway is ₹44,900 per square yard, while market prices are around ₹1 lakh. Officials are proposing to revise the registration value to ₹60,000.

Apartment values in the same jurisdiction are likely to rise from ₹3,000 per sq ft to ₹5,000 per sq ft. Officials said the same rate would apply to all floors irrespective of height.

In rural areas, the minimum land value is expected to rise from ₹1,300 to ₹1,600 per square yard. In urban areas, the minimum value may increase from ₹2,000 to ₹2,500 per square yard.

The minimum value of agricultural land in rural areas is likely to increase from ₹2.25 lakh per acre to ₹4.5 lakh per acre.
