RRR land oustees in Sangareddy receive up to ₹1.27 crore per acre

HYDERABAD: Land oustees affected by the Hyderabad Regional Ring Road (RRR) northern segment project are receiving record compensation. Payouts have touched ₹1.27 crore per acre for land along National Highway 65 in Peddapur village of Sadashivpet mandal, Sangareddy district.

Land located slightly away from the highway in the same village has fetched ₹1.01 crore per acre. In contrast, officials fixed the lowest compensation at ₹16 lakh per acre for land in Doultabad village of Hathnoora mandal, which lies far from the highway.

₹119.50 Crore Disbursed So Far

The National Highways Authority of India (NHAI) has identified 526 acres for acquisition under the Sangareddy Competent Authority for Land Acquisition (CALA).

Officials have approved awards for 427 acres across 23 villages so far. Authorities have credited ₹119.50 crore directly to farmers’ accounts.

Despite these payouts, protests have erupted in some villages. Revenue officials are now holding arbitration meetings with farmers to address compensation concerns.

How Authorities Fixed Compensation

Officials calculated compensation based on recent land transactions. Sangareddy Revenue Divisional Officer Gunnala Rajender said NHAI used two benchmarks—basic value and sale value. However, farmers demanded compensation based only on sale value.

Rajender explained that Section 26(1) of the Right to Fair Compensation and Transparency in Land Acquisition, Rehabilitation and Resettlement Act, 2013 mandates compensation based on the highest of three values. These include the government land value, the average sale price of similar land, or a mutually agreed price.

He added that officials largely relied on the average sale value from the past three years. Land prices remain significantly higher along the highway corridor. As a result, authorities increased payouts by nearly 250% over registration values.

Scope for Further Increase

Following repeated representations from farmers, officials have started arbitration proceedings. Authorities indicated that compensation may increase further after these discussions.
