Raidurg to get 27-lakh-sq-ft Unity Mall

HYDERABAD: Telangana government will construct a Unity Mall at Raidurg in Hyderabad’s IT corridor to provide international marketing facilities for products made by cottage industries, handloom and handicraft sectors in the state.

The mall is being developed under the One District One Product (ODOP) concept with funds sanctioned under the Centre’s Special Assistance to States for Capital Investment (SASCI) scheme.

The government has officially allocated 6.17 acres of land belonging to the Telangana State Leather Industries Promotion Corporation at Raidurg in Serilingampally mandal, Ranga Reddy district, for the project.

Plans have been prepared to construct two large towers, or twin towers, with a built-up area of about 27 lakh square feet at an estimated cost of ₹2,059.81 crore. The Telangana Trade Promotion Corporation (TGTPC) is acting as the nodal agency for the project.

The mall will bring together products unique to all 33 districts of Telangana, along with handicrafts, traditional textiles and other products from other states, on a single platform. The aim is to provide a market in the IT hub for local artisans and handicraft workers.

PPP model selected for Unity Mall construction

The project is being taken up under the public-private partnership (PPP) model. The tender process was completed under the leadership of transaction adviser GLL.

A consortium comprising Vamsiram Builders and Developers as the lead member and Aparna Infrahousing as the other member secured the contract, following which the government issued a letter of award.

The developers are forming a special purpose vehicle (SPV) named Unity Mall and Spaces LLP and are entering into a joint development agreement. The supplied copy then moves into a reference to the Union commerce ministry but the sentence is incomplete in the source.

Project expected to create thousands of jobs

The project is expected to strengthen the link between urban and rural economies and create stable employment opportunities for thousands of people.

Direct employment is expected in mall management, sales facility management, security, store operations and logistics. The mall will also require regular supplies for its stalls, creating year-round demand for raw materials and products from handloom cooperatives, rural enterprises, traditional artisans and women’s self-help groups.

Traditional crafts such as Gadwal, Nirmal and Bidri work, as well as cottage industries, are expected to benefit from the facility. The centre is also intended to expand the market for geographical indication (GI)-tagged products and increase their production capacity.

Officials said the mall would serve not merely as a commercial complex but as an economic platform that could provide sustained income opportunities to lakhs of families dependent on handicrafts and small industries across the state.

Centre releases ₹101 crore as first instalment

The Centre has sanctioned ₹202 crore for the project and released ₹101 crore as the first instalment.

Of this, ₹60 crore was paid towards Greater Hyderabad Municipal Corporation building permission fees. So far, ₹83.24 crore has been spent on the project, according to the supplied copy.

With more than 80% of the funds received having been spent, TGTPC has written to the Centre seeking release of the second instalment of ₹101 crore after submitting utilisation certificates.

The target is to complete construction by October 2030.

Mall to showcase products from 33 districts

The Unity Mall will have dedicated sales centres for the One District One Product (ODOP) products of all 33 districts of Telangana, along with stalls and mall spaces representing states and Union territories across India.

Space will be allocated to producers of handloom and textiles, tribal handicrafts and natural agricultural products to provide them with an international-level platform.

The 27-lakh-square-foot complex is planned to include world-class exhibition galleries, multipurpose conference halls for international conferences, business lounges for buyers and sellers, food courts and advanced logistics facilities.

With the project being developed in the IT hub, the movement of IT professionals, domestic and international trade representatives and tourists is expected to generate demand for local products.

The mall is also expected to provide a transparent platform where small manufacturers and rural artisans can sell their products directly, without middlemen, and obtain better prices.
