Hyderabad: Hyderabad’s beloved Niloufer Café is in the spotlight once again, this time for its upcoming branch launch at Raidurg. Known for its iconic chai and bun, the café is now making waves due to the significant cost of leasing its new space.

According to a post by real estate account rezy_in on ‘X’ (formerly Twitter), the new Niloufer Café at Raidurg has been leased for a monthly rent of ₹40 lakhs for 10 years, with a 10% rental escalation every two years. The details were shared with a leasing alert on the platform, highlighting that Niloufer Café has secured Tower 2 of Orbit at Raidurg (HKC) for their largest outlet in Hyderabad.

The leased area spans 35,913 sq ft, with the headline rent set at ₹111 per sq ft per month. The lease commenced on August 20, 2024, and is set for a term of 10 years, with a five-year lock-in period. These details were sourced from the Telangana Registration & Stamps Department.
