HMDA plans TOD push along Metro corridors

HYDERABAD: The Hyderabad Metropolitan Development Authority is preparing a transport-oriented development (TOD) plan along the city’s Metro corridors. Officials said the initiative is aimed at reducing private-vehicle use and improving public transport access by allowing special permissions for TOD projects.
Under the proposal, HMDA’s subsidiary Huma is drafting the guidelines and an implementation roadmap. Multi-use towers combining residential and commercial spaces are planned so that essential services remain accessible within a single complex.
TOD across eight Metro corridors planned
Officials said TOD will be taken up along both sides of existing and proposed Metro routes, within a 500-metre radius of each corridor. The plan covers all three corridors of Phase 1 and the first five corridors proposed under Phase 2. Construction will be encouraged along nearly 200 km of alignment wherever suitable land is available.
They said decisions on government land currently under the control of L&T Metro Rail that is slated for takeover are expected soon. Options include leasing these parcels to private developers or selling them to raise funds for Metro operations.
Private and government parcels likely to be included
Officials said TOD projects will be encouraged on government and private plots located on either side of Metro stations. “The TOD concept is at the proposal stage. We are studying similar projects in different cities. A detailed operational plan is expected soon,” an HMDA official said.
Karkardooma model under study
The Delhi Development Authority is implementing a major TOD project at the Karkardooma Metro station. It includes a 48 storey mixed urban development tower with 1,026 double-bedroom units for middle-income buyers, scheduled for completion by July 2026. Prices range from ₹1.7 crore to ₹2.4 crore.
Officials said Hyderabad is considering similar towers with comprehensive civic amenities at suitable Metro stations.
