Telangana revokes land-use approvals around Fox Sagar Lake
HYDERABAD: The Telangana government has cancelled earlier land-use approvals covering nearly 40 acres around Fox Sagar Lake in Dundigal, ordering a fresh review of development permissions in one of Hyderabad’s environmentally sensitive urban water bodies.
The decision reverses zoning approvals that had allowed residential and commercial development on land identified as part of the lake’s Full Tank Level (FTL), buffer zone, recreation zone and designated open spaces. Authorities have directed civic agencies to examine layout and building permissions granted on the basis of the cancelled approvals and decide whether further regulatory action is required.
Multi-department survey to verify lake boundaries
The government has ordered a joint survey involving multiple departments to establish the lake’s physical boundaries and assess the present status of surrounding land parcels. The exercise is expected to guide future planning decisions and ensure compliance with statutory environmental safeguards.
Urban planning experts said the review reflects a broader shift towards protecting lakes and wetlands that have come under increasing pressure from rapid urban expansion.
Lake conservation linked to flood mitigation
Environmental specialists said preserving lake boundaries and natural drainage systems has become critical as Hyderabad experiences more frequent episodes of intense rainfall. Protecting buffer zones and surrounding open spaces helps store excess stormwater, reducing flood risks in downstream residential areas while supporting groundwater recharge and biodiversity.
Residents in parts of the Fox Sagar catchment have previously reported flooding during heavy rainfall, highlighting concerns over development in ecologically sensitive areas. Experts believe stronger protection measures could improve Hyderabad’s long-term climate resilience by restoring the functional role of urban lakes.

Planning professionals said consistent enforcement of environmental regulations would provide greater certainty for responsible development while reducing the risk of future legal disputes and infrastructure challenges.
Urban development experts emphasised that balancing housing demand with environmental conservation requires integrated planning, accurate land records, regular monitoring and coordinated action among planning, irrigation, revenue and municipal departments.
