CCS books real estate firm for ₹5.6 crore Tellapur pre-launch fraud

HYDERABAD: The Central Crime Station (CCS) has registered a cheating case against a city-based real estate company and its promoters for allegedly duping multiple homebuyers of over ₹5.6 crore in a pre-launch project at Tellapur.
The complainant, Vinod Sadak of Kothapet, told police that he paid ₹77 lakh for a 2,200 sq ft flat in a proposed gated community but received neither the flat nor a refund.
Project promised 1,000-plus flats in 12 acres
According to the complaint, the company, operating from Road No. 76, Jubilee Hills, advertised a pre-launch high-rise gated community project named ‘Tripura Nirvana’ at Tellapur in November 2022.
The firm was represented by founder and chairman Pasupuleti Sudhakar, partner Pasupuleti Suguna, along with Shiva Krishna and Pallavi Krishna.
“They advertised a 1,000-plus flats high-rise spread across 12 acres, complete with a 40,000 sq ft clubhouse, swimming pool, supermarket and other amenities, promising completion within three years,” Vinod told police.
Believing the claims, he transferred ₹77 lakh between December 29, 2022 and April 12, 2023, through cash and online modes after signing a memorandum of understanding with the firm.
Buyers allege threats, bid to shift project
The complainant alleged that the company neither began construction nor secured mandatory approvals.
“They are now trying to transfer the project land to another entity and also trying to shift offices to avoid buyers,” he stated.
Vinod also named nine other customers who together paid about ₹4.9 crore for flats in the project. He alleged that the accused threatened them when they demanded delivery or refunds.
Based on the complaint, CCS police registered a case on February 27 against the company and its promoters. Further investigation is under way.
