HMDA plans more residential plot auctions
HYDERABAD: The Hyderabad Metropolitan Development Authority (HMDA) is preparing to auction residential plots in more layouts after receiving a strong response to its recent e-auctions in Mokila and Medipally.
The authority earned more than ₹250 crore by selling all 160 plots offered in the two layouts. Officials believe the positive response reflects favourable conditions in the real estate market and plan to capitalise on the demand by bringing more layouts to auction.
More layouts identified for auction
HMDA has completed an assessment of layouts with unsold plots across its jurisdiction. Officials have identified the remaining plots and are preparing them for sale through phased e-auctions.
The first phase covered Mokila and Medipally. Several other layouts proposed for auction are located between the Outer Ring Road and the proposed Regional Ring Road, where officials expect healthy buyer interest.
Plots available for future auction
| Layout | Plots |
|---|---|
| Inmulnarva | 327 |
| Lemoor | 164 |
| Torrur | 493 |
| Kurmalguda | 59 |
| Mokila | 793 |
| Pratapsingaram | 65 |
Last year, the Telangana government generated more than ₹2,000 crore through layout approvals and land sales. Officials expect revenue this year to exceed that figure.
Clear title attracts buyers
Officials said buyers often hesitate before purchasing plots in private layouts because of concerns over land titles. Such issues are generally absent in HMDA-auctioned plots, making them more attractive to buyers.
The authority also intends to dispose of vacant plots to prevent encroachments. The proceeds from future auctions will be used to fund development works being undertaken by HMDA.
