GHMC orders tax assessment of G+5 buildings

HYDERABAD: The Greater Hyderabad Municipal Corporation (GHMC) has issued key orders to identify G+5 buildings that are outside the property tax net and complete their tax assessment within a week. The directive applies from the core city to the outskirts.
Although property tax assessment is a continuous process, GHMC Commissioner R V Karnan has ordered a special drive focused on five-storey buildings. Officials said inspections have so far been relaxed for buildings up to four floors, as they are largely constructed by lower- and middle-income families.
Higher floors to be covered in later phases
After completing the assessment of five-storey buildings, tax assessment will be extended in subsequent phases to buildings with six floors and above, officials said.
The commissioner has directed officials to carry out inspections and tax assessment without delay. Deputy commissioners of all 60 circles in the Greater Hyderabad area have been instructed to identify five-storey buildings that are not under the tax net, with the help of bill collectors and tax inspectors. Officials have also been asked to verify whether such buildings are being used for residential or commercial purposes.
Property tax must be levied from the date a building is brought into use. Daily inspection and assessment details are to be recorded in a digital document.
Mobile number linkage made mandatory
GHMC has also decided to make linking of property tax details with the owner’s mobile phone number mandatory. Additional Commissioner (Revenue) Anurag Jayanti has instructed bill collectors and tax inspectors to update property tax records in their respective jurisdictions.
Officials found that mobile number linkage has not been completed for about 50% of the 7 lakh constructions merged into Greater Hyderabad and nearly 30% of properties in the core city.
Online services extended to outskirts
Residents in municipalities and municipal corporations merged into GHMC can now access services such as new house number allotment, tax revision, mutation and property tax-related services online, Commissioner R V Karnan said. Applications can be submitted through the GHMC website or at MeeSeva centres.
