Kukatpally: Cyberabad police booked a case against M/s Jaya Dasaradhi Projects Limited in connection with a real estate fraud involving 40 acres of land worth 56 crore in Golluru Village, Maheswaram Mandal, Ranga Reddy district.

According to the complaint filed by a real estate developer from Vivekananda Nagar Colony, Kukatpally, he was doing various housing projects and other related businesses. During the course of his business, he was introduced to Jonnalagadda Agnihotram Reddy of Jaya Dasaradhi Projects Limited through Adinarayana Murthy. The accused allegedly proposed to sell lands in Golluru Village, Maheshwaram Mandal, Ranga Reddy district. Further, they also promised that they would arrange registration of the lands in his favour in case he is interested. They assured the lands would be transferred to him after he paid them to obtain the sale deeds in their name.

“The accused showed ownership documents, including Pattedar passbooks, of lands allegedly belonging to persons named P. Satish Kumar and T. Kishore. The deal involved multiple survey numbers totaling about 40 acres, with a total consideration of Rs 56 crore,” said the complaint.

Further, the complainant paid an advance of Rs. 8.5 crores to M/s Jaya Dasaradhi Projects Limited, and an MOU was signed in June 2019. Despite repeated requests through calls and WhatsApp messages, the accused allegedly failed to execute the sale deed. They sent a photocopy of a purportedly registered sale deed to his mobile phone but never provided the original documents. Subsequently the complainant approached Cyberabad police and filed a complaint.

Based on the complaint, Cyberabad police booked a case under sections 420 (cheating), 406 (criminal breach of trust), 467 (forgery), 468 (forgery for cheating), 471 (using forged document), and 506 (criminal intimidation) of the Indian Penal Code. Further investigation is underway.
