Hyderabad: Residents of the BHEL Employees Model Mutually Aided Co-operative House Building Society Ltd. (BEMMAC Society) in R.C. Puram have raised serious concerns over ongoing unauthorized construction and the illegal operation of a school within their residential layout.

The colony, developed by SSPDL and approved by the Hyderabad Metropolitan Development Authority (HMDA) under LP No. 24/Plg/HMDA/2014, comprises 1,251 independent villas and received its Occupancy Certificate (No. 101299/LO/Plg/HMDA/13) on June 21, 2022. Despite this, residents say their problems have only increased in recent months.

A centrally located 1,200 sq. yd. plot was sold by the developer to a private party, which has begun constructing a multi-storied building without securing approval from the HMDA. It is further alleged that the construction is reportedly being carried out based on permissions obtained from the Tellapur Municipality, permissions that residents claim are under review and not valid for this location.

Residents allege multiple violations, including building norm breaches, traffic and parking issues, noise disturbances, and safety concerns. Additionally, the private party has allegedly connected their drainage line to the society’s drainage network without authorization and has started operating an “International School” within the residential area, disrupting the community’s peace.

Beyond these immediate concerns, residents also cite the incomplete boundary wall of the society and the failure of SSPDL to hand over the promised amenities list, further compounding their difficulties.

Despite repeated efforts to seek redress, residents say their complaints have gone unanswered. Letters were submitted to the Tellapur Municipality on June 8, 2024 and again on January 31, 2025. A formal complaint was also sent to HMDA on November 12, 2024 and to the District Collector, Sangareddy. No action has been taken so far.

In response to these unresolved issues, residents organized a peaceful protest on April 27, 2025, demanding immediate intervention from the authorities. The BEMMAC Society management has reiterated its call for enforcement of building norms and protection of the residential character of the layout.
