Expansion at WaveRock IT Park strengthens Apple’s Hyderabad footprint

HYDERABAD: Apple India Private Limited has expanded its operations in Hyderabad by leasing an additional 57,000 sq ft of office space at WaveRock IT Park, according to property registration documents.

The new space has been taken on lease for a period of five years at a monthly rent of ₹71.6 lakh. The agreement includes a lock-in period of three years, for which the company has paid a security deposit of ₹4.3 crore.

Documents accessed by real estate data platform Propstack, and cited in a Hindustan Times report, show that the addition has increased Apple’s total office footprint in Hyderabad to 6.34 lakh sq ft. The company has leased five floors in Tower 2.1 of the campus, which is owned by TSI Business Parks Private Limited.

The lease agreement also provides for an annual rental escalation of 4.77%.

On the same campus, Apple had leased 64,125 sq ft of office space in September 2025. The company entered Hyderabad in 2016, when it took its first office space measuring 2.32 lakh sq ft.
